I think it's more that they don't trust people to keep there tanks clear of pollutants...that's why for years we couldn't have them in urban areas. Australia at times is a regular nanny state...

Don't think anyone tests water tanks here...ours never was. Had some neighbours who got giardia from theirs, possums had pooped on the roof. Never had a problem with ours.

Not sure that ours were ever tested...not sure of why it was that way. I just know it always has been. Another thing for me to research...
I don't like it very cold either, and the temps don't have to be very low for it to feel cold. I know for about a month before we get heat in the Fall, and a month after it's turned off in the Spring, I feel cold all the time, especially at night when I'm trying to warm up so I can get to sleep. I hate having to bundle up with several layers and 2 blankets. That's just too much, and isn't all that comfortable.

I didn't realise you have no control over your annual heating times. That is not nice at all. At least I'm cold because of my own forgetfulness, but to be cold because someone ELSE decided it was warm enough?! That would go down like a lead balloon. So you still have that ahead of you or has it passed?

Actually it's not the choice of our co-op to do that, it's a NY City ordinance that we must comply with. So it's the City Council that's to blame. I don't know how they enforce it with private homes, or if they have a different ordinance for them, but co-ops and condos get inspected regularly, and we certainly can't afford to be fined if caught "not following the rules". :(

Really interesting...I couldn't see anything about getting fined for using the heat out of times just for the owner not providing the heat at specific times...I suppose due to the extreme cold temps they have to ensure that no one is going to die of the cold.

That would be it, Pen. I wish our govt took a bit more control and started passing laws against slum landlords who rent out damp, cold, uninsulated houses that are killing those with poor immune systems, the sick, children and the elderly. Makes me realise the poor live in a third world country here.

Our building was originally a rental, but converted to co-op the end of 1987. I bought my apartment in April 1988. I think there are still a handful of original tenants/renters in the building, but for the most part, we're all owners.

As for that report you found, Nassau County is Long Island, and not within New York City limits, so unless it's a state-wide regulation, wouldn't necessarily be the same for those of us living in the City.

Also, as far as heating and cost, most buildings, though not every single one, supply the heat, but we don't individually pay for it. Heating costs are part of the building's maintenance, and that cost is shared by all, so it's on our monthly Maintenance Bill. Only separate bill I have to pay is for electricity, as that amount varies from user to user, depending on how much you use, especially during the summer months.

Ah...didn't realise that. I don't know a lot about New York. Probably why I was so surprised by the posts about this.

Pretty much what I thought in terms of the heating Miss B after reading those sites...as I said in Australia I think it's handled differently but we don't get the extreme cold you get. Some of the apartments in the city may function differently but houses would pretty much be up to the occupant to pay for the heating.

Oh yes, private home owners pay for their heating, water, electricity and such. With apartment buildings, the owner/renters pay maintenance or rent, respectively, and the water and heating are included as we "share" those costs. We just don't share the cost of electricity, as there are individual meters in the buildings for each apartment, so they are read monthly, and we're billed according to what our apartment's meter reading is. I don't remember what the cost per kilowatt hour is off-hand, but that's how our monthly electric bills are determined, and a good many apartments, especially the larger ones, use more electricity than the smaller apartments.

People who rent a house here would also pay for the heating. Landlords are responsible for the upkeep of the heaters but not the usage costs of the gas or electricity or even wood.

That may be true here as well, though most "private houses" that I know of that are rented, are mostly done so in the summer months in the beach communities. Here in the City limits, private homes are generally owned.

Just another one of those differences between cultures...our neighbours on one side are renting. I would prefer it if it was owner occupied as we've had a few issues with tenants over the years. This place has had a number of people renting over the last few years. I wouldn't mind if it was long term tenants.

Yes I can understand that. We do have, in some neighborhoods, though not this one, 3-story 2 family houses where the owners would rent out one of the floors as an apartment, and I have a friend who had that problem. In order to get rid of a troublesome tenant, she had to sell the house, and she made sure the new owner didn't want the tenant.

Luckily she bought a nicer place, and she's happy she did it, but it's really not fair to the folks who own to have to put up with bad tenants, even if they're not on the same property, but next door as you mention.

My daughter has just handed in her notice at both job and apartment so is definitely going back to the Goldie. I was really hoping she would change her mind and stay in Melbs. However, I had a talk with my niece who is moving into a house only two train stops from the CBD and her and her fiancée are so excited about me coming to stay. How nice is that?! She said how she knows I like going off and doing things by myself but would I like to do some things with her and Marie too. Of course I said YES! So we are going to go to some hot springs an hour and a half drive away and do some other things together too. Plus, they're NOT vegetarians or gluten free so I won't have to go out during the day to get my 'fix'. I told her I really want to catch up with you, Pen and she thought that was great. So, although I am very sad not to be seeing Erin, I shall still have a nice time and get to know Marie whom I've never met yet. So things are looking up.

Kimberley is a honey. She has always been a really cool, funny individual with a lovely kind nature. And I'm so happy she has met Marie and is happy with her. Couldn't happen to a nicer person.

Thanks I'm still playing. The image is still coming in fuzzy. I'm rendering at 500x500. Tried 250 but that was still fuzzy...anyone know what size is best?

For what it's worth, it's not all that fuzzy on my end. If you're rendering in DS, try turning on Progressive rendering (assuming 3DL anyway). If not... well in my experience both Poser and DS render a bit fuzzy, and I always have to sharpen the product in postwork at least a little bit.

It looks okay in the actual render...the forum resizes it which is what is making it fuzzy. I was reading about this somewhere on here recently just can't remember where it was...glad it's not fuzzy on your end.
